Ealing Council’s planning committee has given approval for a number of amendments to the massive development on Bollo Lane.

The changes relate to the third phase of the project (Plots 2D, 2E, 2F) which is in the central area of the development between Acton Town Station and the southern end near the level crossing. In the original designs for this phase, the buildings in Plot 2D were 9 and 15 storeys, Plot 2E included buildings of 10 and 13 storeys, and Plot 2F featured an 18-storey building.

Under the amended designs the building heights would increase to 10 and 16 storeys in Plot D, 12 and 15 storeys in Plot 2E with Plot 2F’s building remaining at 18 storeys.

The applicant said that the adjustment to the building heights and footprints were made in response to the need to put a second staircase core in the building to meet with revised fire safety requirements.

The changes, which were approved at a meeting on 5 February, will increase the number of flats in this section from 424 to 455 and there will also be an increase in commercial floorspace from 1,776sqm to 1,844sqm

There will also be changes to the public realm, including a new footway to Bollo Lane, a relocated bus stop, and a new pedestrian crossing.

The Bollo Lane project which is being developed by Places for London, a partnership between TfL and Barratt Homes, is being constructed in four phases and will eventually include around 900 residential units.

In the first phase of the Bollo Lane development project due to commence this Spring, the primary structure to be constructed is Bollo Brook House, a 25-storey mixed-use tower. This building will comprise 195 build-to-rent residential units and is situated at the southern end of the development site, adjacent to the Piccadilly line tracks near Chiswick Business Park

The second phase will deliver 455 flats for affordable and private sale over the next five years.

Our partnership at Bollo Lane will unlock nearly 900 new homes, and with half of these affordable, we are working in tandem with Places for London and Ealing London Borough Council to meet the housing needs in the borough.”
