The average price of a home in Acton has risen strongly so far in the second half of 2012 according to the latest official data.

69 properties have sold since the end of June at an average price of £455,062. In previous months the average price had fallen below the £400,000 driven down by sales of cheaper units at developments such as Napier House and Merryfield Court. In recent months sales of new build flats seems to have evaporated and there has been more activity at the higher priced end of the market with three properties in the Acton post code area changing hands for over £1,000,000, the most expensive of which was on Birch Grove selling for £1,290,000.

Given that fluctuations in the average price seem to be driven as much by the changing mix of the type of property sold as the general trend of the market it is difficult to reach firm conclusions about the current situation but the current level would represent an all-time high.

Relatively strong sales of new build developments boosted the level of activity in the local property market once again during June.

The July data from Land Registry's flagship House Price Index shows an annual price rise of 0.3% which takes the average property value in England and Wales to £162,900.

London remains the best performing area in the country with prices rising by 6.5% to £367,785 over the same period.

The most up-to-date figures available show that during May 2012, the number of completed house sales in England and Wales increased by 2 per cent to 50,083 compared with 48,974 in May 2011.

The number of properties sold in England and Wales for over £1 million in May 2012 increased by 107 per cent to 562 from 271 in May 2011.
